Buying property in Bali involves more moving parts than in most home markets: unfamiliar ownership structures, zoning rules, and a due-diligence process that varies by land and region.

1. Define your objectives

2. Compare areas

3. Choose an ownership structure

Foreigners cannot hold Hak Milik directly. The realistic options are leasehold (Hak Sewa), Hak Pakai, or holding land through an Indonesian PT PMA company on HGB rights. Each has different costs, risks and suitability depending on your objective — see the leasehold page for a full comparison.

4. Review opportunities

5. Conduct due diligence

  • Verify the land certificate and confirm it is free of disputes or encumbrances
  • Confirm zoning matches your intended use
  • Check any building permits and, for rentals, the relevant business licence
  • Have the lease agreement or PT PMA structure reviewed clause by clause

6. Use independent professionals
